Deloitte Renews Lease in St. Louis as SRC Completes Major Building Upgrades
CRE Market Beat Take
The Deloitte renewal paired with a completed amenity overhaul illustrates how targeted capital investment can help downtown office owners retain institutional tenants and support leasing in competitive CBD environments.

Stanton Road Capital has completed The Outpost, a newly built amenity center at the Deloitte Building in downtown St. Louis, coinciding with a lease renewal by longtime tenant Deloitte. The improvements and lease extension align with Stanton Road Capital’s broader effort to reposition the 12-story office tower as a more contemporary workplace option in the city’s central business district.

Deloitte is renewing its commitment to 22,040 square feet in the building, which is located at 100 South 4th Street. The tower totals 260,000 square feet and features efficient floor plates of approximately 22,000 square feet, positioning the property to accommodate both full-floor users and multi-tenant configurations. The continued presence of a global professional services firm at the property underscores the building’s ability to retain established corporate occupiers.

The Outpost amenity center is a key component of the property’s repositioning strategy. The new space includes a fully modernized fitness center designed to support employee wellness, a 100-person conference facility suitable for meetings and events, and an open-concept lounge intended to serve as a shared collaboration and social area for all tenants in the building. Grab-and-go food and beverage offerings add convenience for building users and help activate common areas throughout the day.

Leasing activity around the renewal involved multiple brokerage teams. Andy Gooliak, John Salsberry, and Aly Brooks with Colliers represented Deloitte in the lease transaction, advising the tenant on terms and workplace needs within the building. On the ownership side, Tom Bajardi, Brandon Wappelhorst, and Nick Fiquette with Sansone Group serve as the exclusive leasing brokers for the Deloitte Building, overseeing marketing and tenant outreach for the property.

In connection with the renewal, Stanton Road Capital leadership emphasized that Deloitte’s decision to remain in the tower reflects positively on both the building’s fundamentals and the ongoing capital investment program. The firm views the amenity upgrades and repositioning work as central to maintaining the Deloitte Building’s competitiveness within downtown St. Louis’ central business district office market. With The Outpost now complete and a significant tenant recommitted to the property, the building is positioned to leverage its upgraded amenities and floor-plate efficiency in future leasing efforts.
