Crescent Communities has acquired a parcel in northern Phoenix, Arizona, for the development of NOVEL Norterra, a planned four-story multifamily community. The project will rise on an 8.5-acre site just east of Interstate 17 in the Norterra neighborhood, positioning the property near the TSMC Arizona semiconductor manufacturing complex as well as surrounding retail and outdoor destinations. The community is designed as a 248-unit, for-rent residential property within a large-scale master-planned environment.

According to Crescent Communities, construction on NOVEL Norterra is scheduled to begin in July 2026. The development timeline anticipates first residential move-ins beginning in Spring 2028, establishing a roughly two-year window from groundbreaking to initial occupancy. The new community will add a meaningful number of multifamily units within the Norterra area, which has been experiencing continued commercial and residential build-out.

NOVEL Norterra is planned as part of the broader Norterra neighborhood, a master plan encompassing nearly 600 acres of commercial, retail, community, and residential uses. This setting is intended to integrate housing with nearby employment centers, shopping, and recreational options, reflecting the area’s ongoing transition into a mixed-use hub in northern Phoenix. The project’s location near the TSMC Arizona facility further ties the community to one of the region’s most visible advanced manufacturing investments.

The planned amenity package for NOVEL Norterra includes a clubhouse designed as a central resident gathering space. Outdoor features will be a major focus, highlighted by a pool courtyard anchored by a 1,822-square-foot pool and spa. The pool area will incorporate cabanas and fire features aimed at extending usability and comfort across different times of day and seasons.

Additional recreational and lifestyle amenities will include a fully shaded pickleball court and a dedicated dog park, aligning the property with current preferences for on-site fitness and pet-friendly features. The site plan also calls for multiple outdoor cooking, dining, and gathering areas, along with landscaped open spaces intended to encourage residents to spend more time outside and engage with the broader community.

As planning advances, NOVEL Norterra is set to contribute to the continuing evolution of the Norterra master-planned neighborhood, reinforcing the area’s mix of residential and commercial uses. With construction and initial lease-up staged across 2026 to 2028, the project is positioned to deliver new multifamily inventory into a growing northern Phoenix submarket.
