A nearly fully leased, multi-building industrial portfolio trading at a higher price than its 2021 sale, alongside fresh bank senior debt, underscores sustained investor appetite and lender comfort in stabilized infill industrial.

Adler Real Estate Partners has expanded its industrial holdings at Arrowridge Business Park with the acquisition of a four-building warehouse portfolio for $41.4 million. The contiguous assets, located along Arrowridge Blvd., were acquired with a $25.6 million acquisition loan provided by BankUnited.

The transaction includes industrial buildings at 8041, 8107, 8227 and 8301 Arrowridge Blvd. All four properties are described as being about 48,600 square feet and feature 16-foot clear heights, positioning them for traditional warehouse and light industrial use. The portfolio is reported to be 97% occupied at the time of sale, underscoring steady tenant demand within the park.

Cabot Properties sold the four-building portfolio to Adler. Cabot had previously assembled its position in Arrowridge Business Park in 2021, when it acquired the Charlotte industrial properties from WHI Real Estate Partners and Childress Klein for $32.5 million. The new sale to Adler marks another ownership transition for a portion of the long-established park.

Arrowridge Business Park was originally developed by Childress Klein in 1979 and is situated off West Arrowood Road near interstates 77 and 485. The park comprises nine industrial properties totaling 392,189 square feet across 13.6 acres. Childress Klein retains ownership of the five other buildings within the park, maintaining a significant presence alongside the newly traded assets.

The sale was brokered by Trinity Partners, with Dunn Mileham, David Morris and Eric Jennings representing Cabot Properties in the transaction. Their assignment focused on marketing the stabilized, nearly fully leased portfolio to institutional and private investors seeking industrial product in the Charlotte area.

The combination of high occupancy, established tenancy and proximity to major transportation corridors underpins investor interest in Arrowridge Business Park. The new capital structure, anchored by BankUnited’s acquisition loan, supports Adler Real Estate Partners’ entry into this infill industrial location while Childress Klein continues as a key owner in the balance of the park.
