An institutional owner securing a full-building lease in Irvine’s Airport Area supports the view that modern infill industrial assets in Orange County continue to attract durable tenant demand.

CBRE has arranged a full-building industrial lease totaling 136,612 square feet at Irvine Commerce Center, a Class A asset located at 18582 Teller Avenue in Irvine. The tenant was not disclosed, but the transaction encompasses the entire building and was secured on behalf of the ownership.

CBRE’s brokerage team, led by executive vice presidents Ross Bourne and Ross Fippinger along with senior associate Joe Czech, represented the owner in the lease. The property is held by an Ares Real Estate fund, underscoring institutional ownership of the building. Marq Logistics, which represents Ares’ vertically integrated global logistics real estate platform, served as the developer of Irvine Commerce Center and is responsible for managing the property.

The single-building industrial asset features 13,275 square feet of high-end office space with upgraded finishes integrated into the overall footprint. The balance of the building provides modern industrial specifications intended to serve a variety of distribution and light manufacturing requirements. This combination of contemporary industrial design and enhanced office build-out positions the property to meet operational and administrative needs under one roof.

Irvine Commerce Center is situated along Jamboree Road in Irvine’s Airport Area submarket, providing immediate access to the Interstate 405 freeway. The location is near Newport Beach and benefits from connectivity to regional transportation corridors. It is also adjacent to the broader Irvine Business Complex, which offers a wide range of walkable amenities that support daily tenant use and employee convenience.

Commenting on broader market conditions, Bourne noted that demand for high-quality industrial space remains steady across Orange County. He added that this full-building lease is an example of the ongoing resiliency of the Airport Area industrial market, particularly for well-located, modern assets such as Irvine Commerce Center.
