Concentrated 2026 hotel deliveries in Phoenix increase the importance of asset positioning and demand monitoring as new rooms hit the market in quick succession.

The Phoenix metro area is on track to lead all major U.S. markets in hotel openings this year, reflecting an especially active development cycle for the region’s hospitality sector.

According to data cited from Lodging Econometrics’ Q2 2026 United States Construction Pipeline Trend Report, the Valley of the Sun is expected to see 26 hotel projects open by year-end. These projects together are projected to bring 3,615 additional hotel rooms into the regional inventory.

This anticipated wave of new rooms places Phoenix ahead of several traditionally high-activity lodging markets. New York and Dallas are each forecast to see 20 new hotel projects open in 2026, while California’s Inland Empire is expected to record 12 hotel openings. Austin, Texas, is projected to add 11 new hotels over the same period.

Recent property openings illustrate the types of assets coming online across the Phoenix metro. In downtown Mesa, Hospitality Capital Partners has opened 233 Suites Unscripted by Hyatt within the Grid mixed-use development. The property includes 76 suite-style guest rooms equipped with full kitchens, expanding the area’s extended-stay and longer-term lodging options.

Elsewhere in the region, the AC Hotel Scottsdale Old Town opened in the spring, contributing 168 rooms to the Valley’s upscale hotel room inventory. The opening underscores the continued build-out of higher-end hotel product in Scottsdale’s established tourism and business district.

Additional supply is slated to follow later in the year in the urban core. In mid-September, the 236-room Denū Hotel & Spa is scheduled to open at 1 E Adams St. The project will further increase the count of full-service hotel rooms in the central area and add to the mix of branded and independent offerings coming to market.

Taken together, these projects contribute to a broader expansion of hotel capacity across the Phoenix metro, positioning the market for a notable increase in room count relative to other large U.S. cities in 2026.
