DAUM Commercial Real Estate Services has finalized a 10-year lease for an industrial property in Rancho Dominguez that will become the West Coast operations hub for Cactus Fabrication. The 35,333-square-foot facility, located at 2945 East Maria St., was leased on behalf of the landlord, Crown Associates Realty, Inc. The transaction marks a strategic move for Cactus Fabrication, which specializes in production fabrication work for television, film and music video projects.
Cactus Fabrication is relocating from a smaller facility in Los Angeles in order to better support its expanding business. According to Chuck Brill, an executive vice president, principal and co-branch manager at DAUM’s South Bay office, the new building offers the added space the tenant needs and is tailored to its operational requirements. The relocation underscores the tenant’s need for a more substantial and functional industrial footprint to handle growing demand for its services in the entertainment sector.
Brill noted that the building provides several property features that align with the tenant’s use, including heavy electrical capacity suited to fabrication and production work. The facility’s layout incorporates a large secured side yard, which can support storage or staging needs, as well as a separate front-loading area that is designed to streamline logistics. These characteristics position the asset as a functional and efficient base for the company’s regional operations.
Ownership, Crown Associates Realty, Inc., has also invested in extensive upgrades to the property. Brill described the building as having been modernized to a like-new condition, with enhanced office space that elevates the overall quality of the asset. The improved office environment is expected to help the tenant in attracting and retaining employees while also presenting a professional image to visiting customers and business partners.
The combination of increased square footage, upgraded infrastructure and a practical site configuration supports Cactus Fabrication’s need for a more robust industrial platform on the West Coast. For Crown Associates Realty, Inc., the long-term lease with a production-focused tenant reinforces the positioning of the building as a high-quality, best-in-class industrial asset within the Rancho Dominguez market.
