Boston Dynamics is expanding its Massachusetts footprint with a major lease at Reservoir Place in Waltham, committing to a long-term occupancy of 320,000 square feet. The robotics company is aligning the lease with a broader growth plan for its operations in the state, concentrating a range of functions into a single, larger facility. Reservoir Place totals 530,000 square feet and is located at 1601 Trapelo Road, giving the tenant a substantial share of the building’s overall space.

The company plans to invest approximately $100 million at Reservoir Place to build out a state-of-the-art robotics and artificial intelligence center. As part of that investment, Boston Dynamics expects the facility to support up to 1,250 new jobs by 2033, tying the real estate commitment directly to long-term employment and operational growth targets. The new center is intended to serve as a hub for advanced technology work as the firm scales its presence in Massachusetts.

According to BXP, which is associated with Reservoir Place, Boston Dynamics’ decision reflects the appeal of the Urban Edge campus and its suitability for companies focused on innovation and talent attraction. Leadership from BXP’s Boston Region highlighted the tenant as an important player in global robotics and framed the lease as reinforcing the region’s position in advanced technology industries. The combination of a sizable lease, significant capital investment, and long-duration occupancy underscores the strategic nature of the commitment for both tenant and landlord.

The facility at Reservoir Place will bring together multiple business lines that Boston Dynamics currently operates from different locations. The company plans to consolidate manufacturing, research and development, training, and artificial intelligence operations under one roof. This shift is expected to streamline its footprint, support collaboration across teams, and position the company to manage future expansion more efficiently within a single large-format space.

Boston Dynamics anticipates relocating to Reservoir Place in phases, beginning in mid-2027. The phased move-in schedule will allow the company to build out specialized space while continuing current operations elsewhere. As the build-out progresses and additional functions transition into the Waltham facility, the property is expected to evolve into the primary center for the company’s robotics and AI activities in Massachusetts.

For the local commercial real estate market, the lease represents a notable commitment of large-block space by a technology-focused industrial user in a suburban location.
