Linlo Properties has acquired the West Shore Office Center, a seven-story, 91,306-square-foot office building at 214 Senate Avenue in Camp Hill, Pennsylvania. The Class A property is situated on 4.44 acres in the Camp Hill Business District, giving it a prominent position along the Route 15 Bypass and immediate proximity to Penn State Holy Spirit Hospital.
The building is currently 100% leased and features a tenant roster that includes Morgan Stanley, Merrill Lynch, JEM Group, Hersha Hospitality, and the Army Corp. of Engineers. The fully occupied status and mix of financial, professional services, and government-related tenants underscore the property’s institutional-quality profile within the local office market.
By purchasing the West Shore Office Center, Linlo adds another fully leased, Class A office asset to its portfolio of properties across Central Pennsylvania. The company’s model of owning, building, and managing its holdings with an in-house team positions it to oversee both the physical asset and tenant relationships directly. The acquisition fits within Linlo’s strategy of expanding its footprint in the region with stabilized office investments.
The sale followed a marketing process in which the ownership group and CBRE identified Linlo Properties as the buyer. CBRE’s Steve Marzullo, Adam Silverman, Jeremy Shyk, and David Sickler represented the seller and directly procured the buyer, handling the investment sales assignment for the property. Their team has now completed two consecutive transactions for 214 Senate Avenue.
The CBRE team previously sold the same property in 2017 as part of a larger two-building portfolio transaction totaling $20.6 million. While the current sale price for the West Shore Office Center was not disclosed, the repeat involvement of the same brokerage team highlights the asset’s track record and transactional history in the Camp Hill office market.
With this acquisition, a fully occupied Class A office building in the Camp Hill Business District transitions to new ownership while maintaining continuity for existing tenants. The combination of a central business district location, direct highway access, and adjacency to a major healthcare facility supports the property’s positioning as a core office asset within the broader Harrisburg metro area.
