Arrow Real Estate Advisors has arranged a $70.25 million loan for The Press, a newly delivered luxury multifamily community in Downtown Wilmington, Delaware. The financing was secured on behalf of The Buccini Pollin Group, the developer of the property, which is located at 801 N Orange Street. The Press is positioned within Wilmington’s central business district, placing residents in the heart of the city’s commercial and cultural activity.
The financing assignment was led by Arrow Real Estate Advisors’ founder and managing partner, Morris Betesh, together with senior vice president Alex Bailkin. According to the firm, the loan was provided by HPS/BlackRock. Betesh noted that the team was able to deliver a financing solution that aligned with the sponsor’s objectives and supported what he described as one of the most significant multifamily developments delivered in the Greater Philadelphia region in recent years.
The Press offers luxury multifamily residences in a location that provides direct access to Wilmington’s growing mix of dining, retail, entertainment, and employment destinations. The property’s setting in the central business district is intended to capitalize on downtown demand for high-quality rental housing close to jobs and amenities. Residents are steps away from an expanding collection of urban conveniences, reinforcing the appeal of the location for both renters and long-term investors focused on infill markets.
Architecturally, The Press is distinguished by a glass facade and floor-to-ceiling windows that are designed to maximize natural light and create a modern aesthetic. Inside, the community incorporates premium interior finishes and what is described as a best-in-class amenity package. While specific amenity details were not disclosed, the emphasis on design quality and resident experience aligns with the luxury positioning of the asset.
The Buccini Pollin Group’s role as developer underscores the involvement of an experienced regional firm in bringing new multifamily supply to Downtown Wilmington. By pairing that sponsorship with financing from HPS/BlackRock, Arrow Real Estate Advisors connected an institutional capital provider with a large-scale residential asset in an urban core setting. The combination of a prominent downtown location, a newly delivered property, and substantial loan proceeds highlights ongoing lender interest in well-located multifamily projects that offer both modern design and proximity to employment and lifestyle amenities.
The transaction also reflects continued capital deployment into multifamily product in the broader Greater Philadelphia area, with Wilmington serving as a key node in the region. With The Press now delivered and financed, the property adds to the inventory of high-end rental housing options in Downtown Wilmington, reinforcing the city’s evolution as a destination for residents seeking an urban environment with immediate access to retail, entertainment, and workplaces.
