The combination of 70,000 square feet of retail with 220,000 square feet of flexible warehouse at Lilac Field underscores ongoing investor appetite for mixed-use formats that pair neighborhood-serving retail with light industrial in growing suburban corridors.

Alexander Grene Development has broken ground on Lilac Field, a mixed-use project located next to the Mar Bella subdivision on Isla Vista Drive off State Highway 96. The project is positioned along League City Parkway and Isla Vista Drive, adding new retail, restaurant and warehouse space adjacent to an established residential community.

According to reporting from the Houston Business Journal, the development carries a projected cost of $78 million and is planned across 24.5 acres. The site plan calls for approximately 70,000 square feet of retail and restaurant space, complemented by about 220,000 square feet of flexible warehouse space, for a combined program of roughly 290,000 square feet.

Vertical construction is expected to begin in the second quarter on several initial components. Early phases include a Shipley’s building, an additional retail building of about 15,000 square feet and two warehouse buildings totaling approximately 23,000 square feet. These pieces will anchor the first wave of development activity on the site.

At full build-out, Lilac Field is designed to include 16 small warehouse buildings and seven retail and restaurant buildings fronting League City Parkway and Isla Vista Drive. The warehouse component is envisioned as flexible space intended to accommodate a range of light industrial, service or storage users, while the street-facing retail and restaurant buildings are planned to serve area residents and passing traffic.

Partners Real Estate has been engaged to market the warehouse space to prospective users, while Brockway Commercial, based in League City, is handling leasing for the retail portion of the project. The division of responsibilities underscores the distinct positioning of the industrial and retail elements within the same development.

Alexander Grene Development assembled the site for Lilac Field through the acquisition of the land from Grason Communities, the developer of the neighboring Mar Bella residential community, in August 2024. The transaction established a direct link between the new mixed-use project and the existing subdivision, setting the stage for a phased build-out that will add both commercial services and warehouse capacity to the area.
