Kidder Mathews has been engaged by Trigild to handle leasing and property management for The Cotton Center portfolio in Phoenix, a collection of 13 buildings totaling 1,019,347 square feet in the Southeast Valley. Trigild, serving as the court-appointed receiver for the assets, has tasked the firm with both managing daily operations and driving leasing activity across the multi-building portfolio.
The assignment covers a mix of flex, office, and industrial properties located within The Cotton Center, a large master-planned business environment in Arizona. Within this specific portfolio, 356,679 square feet are currently available for lease, and the parties report that there is active leasing momentum as they bring space to market. The combination of property management and leasing under a single provider positions Kidder Mathews to oversee both the operational performance and the tenanting strategy for the assets.
The Cotton Center itself spans approximately 280 acres and is described as one of Arizona’s largest business parks. The broader park includes more than 50 buildings and nearly 3 million square feet of space, making the Kidder Mathews assignment a substantial portion of the overall environment. The business park’s scale and mix of uses support a range of occupier needs, from traditional office to more flexible and industrial space types, within a single, master-planned setting.
Geographically, The Cotton Center is situated on the south side of Broadway Road between 40th Street and 48th Street in Phoenix. This Southeast Valley location offers a concentration of commercial and industrial properties and is positioned within an established business corridor. The specific street boundaries underscore the defined footprint of the park and its prominence within the local commercial landscape.
Kidder Mathews has designated a team to lead the assignment. Dave Carder, Chris Jantz, and Kurt Kerner will be responsible for leasing efforts across the 13-building portfolio, focusing on filling the available square footage and maintaining activity in the park. On the operations side, Peggy R. Maxwell will oversee the strategic direction and day-to-day property management of the assets under Trigild’s receivership. Together, the team will coordinate leasing initiatives and management responsibilities for The Cotton Center portfolio as they work to stabilize and enhance performance under the current ownership structure.
