Newly approved apartments and hotel keys add pipeline supply to a corridor that already has a sizable lodging base, which investors should monitor for future rate and occupancy impacts.

Construction is expected to begin soon on an 11-building apartment project that has secured city council approval as part of a broader mixed-use development. The plan, approved in June, calls for new multifamily housing alongside hotel uses on a single master-planned site.

According to Community Impact, Trammell Crow is leading the multifamily component of the development. The residential portion will deliver 248 apartment units and carries an estimated development cost of $38 million. The project is planned along Grapevine Mills Parkway, positioning the apartments near existing retail and hospitality uses in the area. Trammell Crow anticipates completing the multifamily construction in early 2028.

The same city council action that cleared the apartments also authorized three new hotels totaling 750 keys for the mixed-use site. The first of these properties will be a six-story Sandman Signature Hotel with 220 rooms. This hotel is planned within the 28.7-acre development footprint and is expected to anchor the hospitality component of the project.

Plans for the Sandman Signature Hotel include a 275-seat full-service restaurant located within the property, providing on-site food and beverage service to both hotel guests and visitors. The hotel program also calls for 4,000 square feet of banquet space, adding group and event capacity to the development. The remaining two hotels, which are part of the same entitlement package, will round out the 750-room total, though additional details on those flags and formats were not disclosed.

The city of Grapevine currently has just under 6,000 hotel rooms spread across more than 20 hotels. The three approved hotels associated with this mixed-use project would represent a notable incremental increase to the local room inventory once delivered. When combined with the 248 planned apartment units, the project points to a continued focus on hospitality and residential density in this corridor.

While the article highlights the scale and timing of the multifamily portion and the basic program for the first hotel, it does not provide specifics on the construction schedule for the additional hotels, the capital structure behind the development, or future leasing and operating strategies. However, the approvals in place for both apartments and hotels indicate that the project has cleared key municipal review steps and is moving toward the construction phase.
