CRG Breaks Ground on Columbus Industrial Buildings
CRE Market Beat Take
A fully pre-leased 750,120-square-foot building alongside a JV-funded speculative facility underscores both tenant depth and equity appetite for Columbus industrial product.

CRG has started construction on two Class A industrial facilities totaling more than 900,000 square feet at The Cubes at Etna, a 305-acre master-planned industrial park in Etna, Ohio, located roughly 20 miles southeast of downtown Columbus.

The new buildings, identified as Building B and Building C, expand the scale of The Cubes at Etna as a regional logistics and distribution hub. Building B will span 750,120 square feet and is already fully leased to Omega Morgan, providing the park with a large-block, single-tenant occupancy before delivery. The commitment by Omega Morgan secures a long-term user for the larger of the two facilities and establishes a substantial operational footprint within the development.

Building C will total 160,920 square feet and is being constructed on a speculative basis. With no tenant yet announced, the building is positioned to capture additional distribution and logistics demand as it emerges in the Etna corridor. Together, the two buildings bring the combined planned footprint at this phase to approximately 911,040 square feet.

The projects are being developed in partnership with an affiliate of CRG’s capital partner, LXP Industrial Trust. The relationship extends LXP Industrial Trust’s role as an institutional capital provider within CRG’s national industrial platform, which has planned, started or completed more than 60 million square feet of industrial projects, including The Cubes at Etna.

LJC Design & Engineering is serving as architect for both buildings, providing design and engineering services tailored to modern, large-scale industrial users. Contegra Construction is acting as the general contractor, overseeing vertical construction and site work within the master-planned park.

On the leasing side, Joe Kimener and Beau Taggart, SIOR, of KBC Advisors, the listing brokers for The Cubes at Etna, represented CRG in the lease of Building B to Omega Morgan. Niall Travers and Joe Davis of JLL represented Omega Morgan in the transaction. KBC Advisors is also marketing Building C to prospective tenants, as well as the remaining build-to-suit site within the park, positioning The Cubes at Etna for additional phased industrial development as demand warrants.
