Northmarq Arranges $17M Sale, $14M Acquisition Financing for Omaha MF
CRE Market Beat Take
The combination of a private buyer and seller with Fannie Mae DUS execution underscores stable agency liquidity for Omaha-area multifamily acquisitions, even at moderate deal sizes. Investors can still match mid-term business plans with 5-year agency debt on suburban assets tied to strong regional employment corridors.

Northmarq’s Midwest Multifamily Investment Sales and Debt + Equity teams have completed the disposition and acquisition financing of Southfield Apartments, a garden-style multifamily community in the Omaha-area suburb of La Vista, Nebraska. The property, built in 1993 and comprising 84 units, traded for $9.4 million in a transaction involving private investors based in Omaha and Dallas.

The Midwest Multifamily Investment Sales team of Parker Stewart, Anthony Martinez, Dominic Martinez and Alex Malzone, together with Jim Gibson, brokered the sale of the asset. Northmarq represented the seller, an Omaha-based private investor, in the transaction. The buyer was identified as a Dallas-based private investor, expanding its holdings with the acquisition of the 84-unit community.

Located at 7009 S 83rd St. in La Vista, Southfield Apartments offers a mix of one-, two- and three-bedroom residences. The community sits in a growing suburban area approximately 15 minutes south of downtown Omaha, providing residents with convenient proximity to the larger metro’s employment base and urban amenities while maintaining a neighborhood setting.

Transportation connectivity is a notable feature of the property’s location. Southfield Apartments is situated near Interstate 80, a major regional corridor that links residents to Omaha’s top employers, significant retail centers, entertainment venues and other economic drivers. This access supports both commuter convenience and the property’s positioning within the broader Omaha multifamily market.

On the capital stack side, Northmarq’s Debt + Equity team, led by John Reed, arranged the acquisition financing through the firm’s in-house Fannie Mae Delegated Underwriting and Servicing (DUS) platform. The loan was structured with a 5-year term, aligning with typical mid-term hold strategies for stabilized multifamily assets. While specific loan proceeds were not disclosed, the use of agency execution underscores the asset’s qualifying characteristics and the borrower’s ability to access government-sponsored enterprise debt.

The combination of a private seller based in Omaha and a private buyer from Dallas highlights continued cross-market investor interest in Omaha-area multifamily properties. With a 1993-vintage, 84-unit asset and a unit mix spanning one- to three-bedroom layouts, Southfield Apartments positions the new ownership to participate in the demand generated by La Vista’s growth and the broader Omaha employment and retail base. Northmarq’s dual role across investment sales and financing provided coordinated execution for both the disposition and the buyer’s capital needs.
