Dunleer Trades Huntington Beach Industrial in Off-Market Sale
CRE Market Beat Take
High per-square-foot pricing for a renovated, small-bay industrial asset in a scarce coastal submarket underscores investor willingness to pay up for infill product. Owners with similar Orange County industrial holdings may find exit pricing support if assets are well-positioned and operationally upgraded.

Dunleer, a private real estate investment and development firm based in Los Angeles, has completed the sale of Talbert Industrial Park in Huntington Beach in an off-market transaction. The newly renovated, small-bay industrial property, located at 7602 Talbert Ave., changed hands for $8.23 million. The two-building asset totals 22,383 square feet and traded for approximately $367 per square foot, a price identified as among the highest on a per-square-foot basis for comparable industrial properties in the Huntington Beach area.

According to Dunleer CEO BJ Turner, the firm moved quickly to execute its strategy after purchasing the property in 2024. The company implemented a value-add program focused on improving the functionality of the industrial space, elevating the tenant experience, and broadening the asset’s overall appeal to occupants and investors. Those enhancements were undertaken against the backdrop of a tight industrial market in a coastal infill location.

Turner described Talbert Industrial Park as an especially well-situated industrial asset, highlighting the challenges in finding similar product in the area. He noted that industrial properties west of the 405 freeway in prime Orange County remain difficult to source, underscoring the scarcity of small-bay industrial opportunities in this part of Southern California. That scarcity, combined with the recent renovations, helped support the premium pricing achieved in the sale.

The property’s surrounding demographics also contribute to its positioning within the local industrial market. Within a five-mile radius of Talbert Industrial Park, the average annual household income exceeds $145,000, according to Turner. He characterized the location as one of Southern California’s most desirable settings for multi-tenant industrial space, given both the income profile of nearby residents and the limited availability of comparable facilities.

Carter Hadley and Alexander Harrold of Matthews Real Estate Investment Services represented Dunleer in the off-market transaction. The buyer is described as a private investor based in San Diego. Specific details about the buyer’s plans for the asset were not disclosed, but the combination of recent renovations, small-bay configuration, and a high price per square foot points to ongoing investor interest in well-located industrial product in Huntington Beach.
