Marcus & Millichap has brought to market an approximately 53.54-acre land offering in southeast Michigan, positioned near the Enrico Fermi Nuclear Power Plant and existing high-voltage transmission infrastructure. The site is being marketed as an exclusive listing and is aimed at users and investors with substantial power requirements who may benefit from the property's proximity to established electrical assets.
According to Marcus & Millichap, the land is situated on Leroux Road in Frenchtown Charter Township. The parcel sits roughly 35 yards from an ITC high-voltage transmission line and about 505 yards from an ITC transmission substation. This adjacency to major grid infrastructure is a central feature of the offering and is intended to appeal to energy-intensive users evaluating greenfield options.
Joseph Carrizales, an associate of investments in Marcus & Millichap's Detroit office, is leading the assignment. Carrizales holds the exclusive listing to market the property on behalf of a private ownership group. He noted that the location and infrastructure access make the site a candidate for developers and investors with significant power needs, while emphasizing that prospective buyers will need to evaluate the land based on their own development strategies and investment criteria.
Transportation access is another component of the value proposition. The property offers connectivity to Interstate 75 and North Dixie Highway, providing regional and local access for future users. These transportation linkages, combined with proximity to the power grid, position the site for consideration by groups evaluating potential locations for power-intensive uses, subject to regulatory and zoning requirements.
The land is currently zoned for agricultural use. Any alternative development concept would require securing applicable approvals from local authorities. As a result, entitlement processes and land-use considerations will be an important step for potential buyers as they analyze the feasibility of any change in use. No specific pricing guidance, transaction timing, or target buyer profile was disclosed.
The announcement focuses on the site's strategic adjacency to electrical and transportation infrastructure rather than on a defined development program. It underscores that the offering is structured to allow interested parties to underwrite the property according to their own business plans, power requirements, and risk tolerance around entitlements.
Separately from the listing, Connect CRE noted that industry veteran Mark Goode will receive a Lifetime Achievement Award at Connect Industrial Midwest on March 2, 2027, at Joe's Live in Rosemont, followed by a keynote interview with his son, Matt Goode.
