Transwestern and NewQuest have taken the next step on a large-scale mixed-use project in Kyle, Texas, launching construction on the retail component of the planned Kyle Park development. The companies have formed a joint venture to advance an approximately 101-acre property that is envisioned as a regional destination combining retail, hotel and multifamily uses.
The initial phase now underway focuses on the open-air retail portion of Kyle Park, establishing the foundation for the broader mixed-use concept. Retail is planned as the central element of the project, with future phases designed to introduce complementary uses that build on the shopping, dining and services program. Transwestern Development is planning a multifamily phase for a later stage of the project, with specific details on that residential component to be released as the plans progress.
Kyle Park is positioned as a regional lifestyle center and is programmed for approximately 412,588 square feet of retail space. The merchandising plan calls for a mix of big-box, inline and pad-site tenants intended to draw both local residents and regional visitors. Named anchor and junior anchor retailers include Dick’s Sporting Goods, Burlington, HomeGoods, ULTA Beauty, TJ Maxx, Barnes & Noble, Boot Barn and EOS Fitness, establishing a line-up that covers categories from sporting goods and apparel to home furnishings, beauty and fitness.
Within the joint venture, NewQuest is responsible for overseeing the day-to-day execution of the retail project. The firm will manage development, leasing and property management for Kyle Park, coordinating tenant build-outs and long-term operations as the center comes online. Transwestern Investments is serving as the capital partner and co-sponsor in the venture, backing the retail phase as part of the broader mixed-use strategy for the 101-acre site.
The introduction of hotel and multifamily uses is contemplated as future phases that will build around the retail core, but the timing, scale and design details for those components have not yet been announced. For now, the start of construction on the retail portion marks a key milestone for Kyle Park and signals continued commitment by Transwestern and NewQuest to advancing the mixed-use plan in Kyle.
