TSMC’s massive long-term investment is anchoring durable housing demand in North Phoenix, with Soltra Ironwood illustrating how multifamily developers are tracking advanced manufacturing job growth.

Leon Multifamily has begun construction on Soltra Ironwood, a 343-unit luxury multifamily community planned for North Phoenix, Arizona. The project is positioned in a corridor experiencing significant employment and population growth linked to large-scale investment in advanced manufacturing. Soltra Ironwood is intended to accommodate both the expanding local workforce and the broader residential demand emerging across North Phoenix.

The community is being developed with a mix of studio, one-, two-, and three-bedroom apartments, reflecting a range of household sizes and preferences. Residences will be supported by a slate of on-site amenities aimed at both lifestyle and convenience, including a resort-style pool and a 24-hour fitness center. Plans also call for co-working space, giving residents access to flexible work areas within the property.

In addition to its fitness and work-focused offerings, Soltra Ironwood is programmed with multiple social and recreational features. These include a clubhouse event space designed for resident gatherings, as well as outdoor amenities such as pickleball and bocce ball courts. Pet-focused facilities, including a dog park and pet spa, are also part of the planned amenity package, along with private garages equipped with EV charging capabilities.

The nearby Taiwan Semiconductor Manufacturing Corporation has committed to invest a total of $265 billion in Arizona across up to 10 fabrication facilities, two advanced packaging plants, and a research and development center. This build-out is expected to support tens of thousands of construction and permanent jobs in the surrounding area, creating a substantial pool of potential residents for new multifamily communities such as Soltra Ironwood.

First units at Soltra Ironwood are anticipated to be delivered in the fourth quarter of 2027, providing new housing options as regional employment continues to scale. The community is being built by LMF Construction, Leon Multifamily’s in-house general contractor, aligning construction execution with the sponsor’s broader development platform. Together, the project and the adjacent industrial investment activity highlight the linkage between large-scale corporate capital deployment and multifamily housing demand in North Phoenix.
