PCCP has funded a $71 million senior construction loan for Crossings Boulevard, a new 360-unit apartment community planned for Spring Hill, TN. The financing supports a joint venture between EMBREY Partners and Southstar Development, which is moving forward with the ground-up project at 4101 Legacy Point Trail. The development is located roughly a half hour from Nashville and is positioned as a Class A garden-style community within a larger mixed-use master plan.
Crossings Boulevard is scheduled for completion in the first quarter of 2028, providing a multi-year runway for construction and lease-up. The community will rise three stories across the site and is designed as a modern suburban multifamily property aimed at renters seeking new product in the Nashville-area commuter belt. The project is part of a 213-acre master-planned community that is expected to include more than 400,000 square feet of commercial space, 300 hotel rooms, and 17 acres of recreational space, creating a broader live-work-play environment around the apartments.
The apartment component will sit on 14 acres and offer four distinct floor plans, with an average unit size of 933 square feet. This sizing places the community within the typical range for contemporary Class A suburban multifamily, with layouts intended to accommodate a range of renter households. While specific unit mixes are not disclosed, the average square footage suggests a combination of smaller and larger formats aimed at providing flexibility for residents.
A robust package of on-site amenities is planned for Crossings Boulevard. Interior common areas will feature a conference room and micro-offices to support remote work, alongside a fitness studio and a dedicated yoga room. Residents will also have access to a coffee bar and a secure package room with 24/7 access, reflecting evolving tenant expectations around convenience and last-mile delivery.
Outdoor amenities will include a resort-style pool with cabanas, a shaded outdoor kitchen with grills, and a dog park with water features. A pet spa and grooming station are also planned, along with on-site EV charging stations. Together, these features are designed to enhance the community experience and reinforce the project’s positioning as a Class A offering within a larger, amenity-rich master-planned environment in the Spring Hill submarket of the Nashville area.
