A $4 billion, first-mover industrial investment at a state-backed megasite can anchor long-term demand for adjacent land, suppliers and logistics facilities in Middle Georgia.

Audi plans to invest approximately $4 billion in a new manufacturing plant at the Middle Georgia Megasite, a state-owned industrial site located along Route 96 near Interstate 75 in Peach County, Georgia. The automaker intends to establish a large-scale production facility on the 1,534-acre property, which was purchased by the State of Georgia for about $18.6 million as a dedicated industrial development site. This project represents the first major venture at the Megasite, positioning the property as an emerging hub for advanced manufacturing activity in the region.

The Middle Georgia Megasite offers direct access to regional and national infrastructure networks that support high-volume industrial operations. The site is located near CSX rail service and existing energy infrastructure, providing connectivity and utility capacity suitable for large manufacturing, automotive assembly and electric vehicle production. The acreage and location are also described as compatible with other large-format uses, including data center campuses, underscoring the scale and flexibility of the site. The Megasite lies roughly 100 miles southeast of Atlanta, linking the project to the broader economic footprint of the state's largest metro area.

Construction of the Audi plant is scheduled to begin in 2027. The facility is being designed for an annual production capacity of up to 200,000 vehicles, with production expected to commence in the early 2030s. While detailed building specifications were not disclosed, the stated capacity underscores the project's scale and its role as a cornerstone manufacturing investment for the Megasite. The long lead time between the start of construction and the planned launch of production suggests a phased build-out aligned with Audi's broader manufacturing and product planning strategy.

The investment is projected to have a significant employment impact on the region, with approximately 4,500 jobs planned for the facility. In addition to direct employment at the plant, the project is expected to generate new opportunities for automotive suppliers, logistics and service providers, and workforce training partners in and around Peach County. These spillover effects may support additional industrial and commercial real estate demand as vendors and related businesses seek proximity to the plant and the broader supply chain that develops around it.

Georgia already hosts established automotive manufacturing operations, including assembly lines for Hyundai and Kia. Audi's planned investment at the Middle Georgia Megasite adds another global automaker to the state's industrial base and further reinforces Georgia's positioning as a hub for automotive and electric vehicle manufacturing. As the first development on the Megasite, the project may also serve as a catalyst for future large-scale industrial users evaluating the location for complementary operations.
