The Rockefeller Group has sold 25 Commerce Park, a newly built industrial property in Denver, after fully leasing the project. The 453,000-square foot warehouse facility traded for $94,500,000 following completion and lease-up, reflecting investor interest in modern distribution space supported by stabilized occupancy. EastGroup Properties acquired the property, adding a fully leased asset with multiple tenants to its industrial portfolio.
Located at 15003-15107 Grant Street, 25 Commerce Park sits at the intersection of Interstate 25 and E-470. The asset benefits from direct access to major regional transportation routes that serve the broader Denver area. At the time of the sale, the project was 100% leased to four tenants, underscoring the depth of user demand in this part of the market. The building was completed in 2025 by Rockefeller Group, which advanced the project from development through full lease-up before executing the disposition.
CBRE played a central role on both the leasing and investment sales fronts. CBRE’s Jeremy Ballenger and Tyler Carner represented Rockefeller Group in the sale to EastGroup Properties, arranging the marketing process and buyer engagement for 25 Commerce Park. On the leasing side, the project was fully leased prior to being marketed for sale by CBRE’s Todd Witty and Daniel Close, who secured four tenants for the property and brought occupancy to 100% before the asset went to market.
The design and construction team for 25 Commerce Park included Grey Wolf Architecture as project designer and Golden Triangle Construction as the builder. Their work delivered a modern warehouse facility that was completed in 2025 and leased quickly enough to be fully occupied ahead of the sale. The coordinated execution between development, design, construction, leasing and investment sales allowed Rockefeller Group to bring the project from completion to disposition within a relatively short timeframe.
The property is located within one of metro Denver’s fastest-growing industrial submarkets. According to CBRE Research, the North submarket currently has approximately 1,820,000 square feet of industrial space under construction, representing the largest development pipeline among Denver-area industrial submarkets. This elevated level of new supply highlights both strong occupier demand and ongoing developer and investor conviction in the North Denver industrial corridor. The sale of a fully leased, recently completed project in this submarket illustrates how stabilized assets are being brought to market even as a significant amount of additional industrial product is being built nearby.
