CRE Market Beat Take
Landing an international fitness franchise at Hopkins Business Center reinforces the role of experiential tenants in supporting occupancy and traffic at suburban retail corridors.

STRONG Pilates is expanding its footprint in Maryland with a new studio at Hopkins Business Center in Gambrills. The fitness franchise has committed to a 3,000-square-foot lease at 1041 MD Route 3 North, bringing a new health and wellness offering to the multi-tenant commercial property along the MD Route 3 corridor.

Hyatt Commercial represented the landlord in the lease transaction. Bill Steffey, Executive Vice President at Hyatt Commercial, acted on behalf of the property owner in securing STRONG Pilates as a new tenant. On the tenant side, Jason Green of SABRE Real Estate Advisors, LLC, represented STRONG Pilates in the negotiation.

The lease places STRONG Pilates within Hopkins Business Center, a 100,000-square-foot business and retail complex located along MD Route 3 near Waugh Chapel Town Center. The two-story, multi-tenant property is positioned in a commercial area with nearby services, restaurants, and other established businesses, supporting daily traffic and cross-shopping potential for tenants.

Hopkins Business Center combines business and retail uses in a single property, offering space suitable for service providers and customer-facing operators such as STRONG Pilates. The studio will add a fitness component to the tenant mix, complementing the surrounding commercial uses clustered along MD Route 3.

STRONG Pilates provides classes focused on strength training and cardio. The brand operates studios in multiple countries, including the United States, Canada, Australia, the United Kingdom, and Singapore. The Gambrills location extends the company’s presence within the U.S. market and introduces the concept to customers frequenting Hopkins Business Center and the broader MD Route 3 trade area.

The addition of STRONG Pilates aligns with the trend of fitness and wellness concepts locating in multi-tenant retail and business centers. By locating in a property surrounded by existing services, restaurants, and commercial businesses, the new studio is positioned to serve both destination customers and those already visiting the corridor for other daily needs.
