ORIX Corporation has secured an $83 million loan to support its acquisition of AMLI Lenox, a luxury multifamily tower in Atlanta’s Buckhead neighborhood. The 24-story property, located at 3478 Lakeside Dr. NE, comprises 391 apartment units and will be rebranded as Akari Buckhead following the transaction. AMLI Residential sold the asset as part of a broader multifamily campus that it developed in the area.
The debt financing was provided by New York Life, which supplied the loan used to fund ORIX’s purchase of the high-rise community. CBRE’s Debt & Structured Finance team arranged the financing, with a team led by Robert LaChapelle and Blake Cohen structuring the loan on behalf of the borrower. The loan proceeds are specifically tied to the acquisition of the property.
On the sales side, the CBRE Southeast multifamily team managed the disposition of AMLI Lenox. Shea Campbell, Ahish Cholia, Colleen Hendrix, and Don Hoffman arranged the sale on behalf of AMLI Residential. Their assignment encompassed marketing the asset and running the transaction process that ultimately resulted in the transfer of the property to ORIX.
AMLI Lenox was completed in 2020, making it one of the newer high-rise multifamily assets in Buckhead. At the time the financing was arranged, the 391-unit tower was 96% occupied, indicating strong lease-up and ongoing demand for luxury rental housing in this submarket. The high occupancy level provided a stabilized backdrop for the acquisition and financing.
The property functions as a key component of a larger multifamily cluster surrounding Marie Sims Park in Buckhead. AMLI Lenox serves as a centerpiece of AMLI’s four-property campus, which totals 1,302 units around the 1.5-acre park. Within this context, the tower represents a core high-rise element of a larger, master-planned residential environment in one of Atlanta’s most established intown neighborhoods.
Following the closing of the transaction and the implementation of the New York Life loan, ORIX plans to operate the asset under its new name, Akari Buckhead. While specific business plan details were not disclosed, the rebranding signals a transition to new ownership and positioning within the competitive Buckhead multifamily landscape. The combination of recent construction, high occupancy, and integration into a larger campus underscores the property’s institutional profile and its appeal to both debt and equity capital.
