Younger Partners Investments Buys Fully Leased 260K-SF Crossroads at Terrell Power Center

Younger Partners Picks Up 260K-SF Terrell Retail Center
CRE Market Beat Take
The use of regional bank senior debt paired with national REIT preferred equity for a fully leased power center underscores lender and institutional appetite for high-traffic retail. For investors, the Placer.ai visitation ranking highlights how third-party foot traffic data is increasingly central to underwriting dominant retail nodes.

Younger Partners Investments (YPI) has acquired Crossroads at Terrell, a fully leased, 260,876-square-foot power center located at the intersection of Interstate 20 and Spur 557 in Terrell. The property spans 29 acres and has been developed in phases between 2019 and 2024, positioning it as a relatively new large-format retail destination in the area.

The buyer was represented by Younger Partners professionals Kathy Permenter and Moody Younger in the transaction. On the sell side, RealtyLink, LLC was represented by Institutional Property Advisors (IPA) broker Philip Levy and Marcus & Millichap broker Chris Gainey. The change of ownership keeps a diversified slate of national retailers in place at the center while transitioning the asset to a new institutional buyer.

Crossroads at Terrell features a broad mix of nationally recognized tenants, including Academy Sports + Outdoors, Hobby Lobby, Marshalls, Bealls, Ross Dress for Less, Petco, Ulta Beauty, Five Below, and Buffalo Wild Wings, alongside other leading retailers. The center is described as fully leased, underscoring the depth of tenant demand for space at the project. In addition, the property sits adjacent to an existing Buc-ee’s location, further reinforcing the area’s draw as a regional retail node.

Commenting on the acquisition, Younger Partners’ Micah Ashford noted that the firm initiated its pursuit of Crossroads at Terrell after reviewing Placer.ai data indicating that the destination ranked third among the state’s most visited retail destinations in 2025. That visitation ranking was cited as a key input into the firm’s decision to target the power center for acquisition, highlighting the role of data analytics in supporting retail investment strategies.

Acquisition financing for the transaction was arranged by IPA’s Adam Mengacci and Travis Headapohl. The capital stack includes a senior loan provided by a regional bank and a preferred equity investment supplied by a national real estate investment trust (REIT). While financial terms were not disclosed, the combination of bank debt and institutional preferred equity illustrates the multi-source capital structure supporting the deal.

With the sale, RealtyLink, LLC exits its position in a recently built, high-traffic retail asset that has attracted a broad roster of national tenants. Younger Partners Investments steps in as the new owner of Crossroads at Terrell, supported by brokerage, advisory, and capital partners that structured both the investment sale and the related financing. The fully leased status, extensive national tenancy, and strong visitation metrics cited by the buyer provide additional context for the acquisition’s strategic rationale within the retail investment market.
