A sub-$70 million trade paired with a $20 million renovation plan underscores investor appetite for value-add business plans in downtown Fort Lauderdale office assets. BridgeInvest’s role on the financing side also signals ongoing lender support for repositioning strategies in well-located Class A towers.

Grover Corlew has expanded its South Florida portfolio with the acquisition of 200 East Broward, a Class A office tower in downtown Fort Lauderdale. The 21-story building totals 235,211 square feet and is located in the heart of the city’s central business district. The property traded for $69.7 million, with Banyan Street Capital selling the asset. The tower last changed hands in 2017, when Banyan Street Capital and Oaktree Capital Management acquired it for $81.5 million.

The new ownership plans a significant capital improvement program at 200 East Broward. Grover Corlew expects to invest an additional $20 million into the property over the next two years. The planned work is intended to refresh key common areas and modernize building systems in line with current Class A office expectations in the market.

Upgrades will include a full modernization of the building’s elevator systems and a comprehensive renovation of the main lobby. The improvement plan also calls for the addition of an amenity deck that will feature a gym and conference facilities. Within tenant spaces, Grover Corlew is targeting best-in-class finishes aimed at enhancing the workplace environment and competitive positioning of the tower.

JLL served as the selling broker on the transaction. The sales team included Hermen Rodriguez and Ike Ojala, who handled the disposition for the seller. On the financing side, JLL’s Paul Stasaitis handled the debt component of the transaction. BridgeInvest provided the financing for Grover Corlew’s acquisition of the property.

The purchase of 200 East Broward adds to Grover Corlew’s investments across Broward County. In Fort Lauderdale, the firm is also active on the development side with Mayla Cypress, a 312-unit luxury apartment community. That project is rising in the city’s Uptown Urban Village, within the Cypress Creek business corridor, underscoring the company’s multi-asset presence in key Fort Lauderdale submarkets.

Through the combination of an institutional-quality office acquisition and ongoing multifamily development, Grover Corlew is maintaining a diversified footprint in Fort Lauderdale. The planned investment in 200 East Broward’s amenities, common areas, and tenant spaces positions the tower for a refreshed role within downtown Fort Lauderdale’s office inventory once the renovation program is completed.
