A regional private equity group, in partnership with a local senior housing operator, has acquired Canyon Villas, a seniors housing community in San Diego’s Clairemont neighborhood. The transaction was arranged by Marcus & Millichap, which handled marketing and negotiations on behalf of the seller, San Diego Christian Foundation, and also sourced the buyer. Pricing for the trade was not disclosed.
Canyon Villas comprises 122 units and 122 operating beds and offers independent living, assisted living, and memory care services. The community has 133 licensed beds in total, indicating some flexibility in how units and beds may be configured within the existing footprint. The property serves the established Clairemont residential area of San Diego, a location that Marcus & Millichap describes as a sought-after submarket for senior housing investors.
The listing and marketing campaign for Canyon Villas attracted several offers from prospective buyers, according to Marcus & Millichap. The competitive bid process ultimately resulted in the selection of a regional private equity buyer that chose to structure the deal as a joint venture with a local operating partner. The JV structure aligns institutional or regional capital with on-the-ground operating expertise, a common approach in seniors housing where day-to-day operations and care delivery are central to asset performance.
Marcus & Millichap investment director Hap Knowles, based in the firm’s Orange County office, noted that the marketing process produced multiple high-quality offers and highlighted the asset’s value-add profile. He cited opportunities to improve operational efficiencies and pursue rent growth over time, positioning the community to generate more stable, long-term cash flow and to support future value creation for the new ownership.
Knowles worked on the assignment alongside colleagues Nick Stahler and Michael Mooney of Marcus & Millichap. The team represented San Diego Christian Foundation in the sale. Tony Solomon, Marcus & Millichap’s California broker of record, was also associated with the transaction. Collectively, they coordinated the disposition process from listing through closing and facilitated the buyer’s selection and acquisition.
While financial terms of the sale were not released, the transaction underscores ongoing investor interest in senior housing communities that offer a mix of independent living, assisted living, and memory care in established urban neighborhoods. With a clear value-add thesis centered on operating performance and rent growth, the new joint venture owners are expected to focus on enhancing the property’s income profile and overall stability under local operational leadership.
