SJP Partnership Tops Out The Lucy, 444-Unit Luxury Apartment Tower in Jersey City

SJP Partnership Tops Out Construction on Jersey City Apartments
CRE Market Beat Take
The Lucy underscores continued institutional appetite for large-scale multifamily development in Jersey City, with equity partner PCCP backing a long-dated 2028 delivery. Historic preservation components may lengthen timelines and add complexity, factors lenders and equity partners will underwrite closely in similar urban infill projects.

SJP Properties and its partners have topped out The Lucy, a new luxury residential tower rising at 619 Grove St. in Jersey City. The project brings 444 apartments to the market and is designed as a full-amenity multifamily community. The development incorporates a contemporary high-rise structure while retaining important elements of the historic St. Lucy’s Roman Catholic Church complex on the site.

The residential building is being developed jointly by SJP Properties, Claremont Development and Battery Global Advisors, with equity partner PCCP. The partnership’s plan calls for a modern multifamily community that integrates with and respects the character of the original church property. The project preserves and restores historically significant portions of St. Lucy’s Roman Catholic Church, along with the former rectory and school buildings, folding these legacy structures into the overall site design.

Architecture firm Michael Graves Architecture designed The Lucy, and the building’s interiors are being created by Mary Cook Associates. The design team is tasked with balancing contemporary residential expectations with the historic character of the remaining religious structures. KL Masters Construction Company is leading the construction program, which has now reached its structural peak with the topping-out milestone.

Steven J. Pozycki, founder and CEO of SJP Properties, noted that topping out marks a major step toward opening the building. He highlighted that the development aims to combine a high-end living environment with the preserved fabric of St. Lucy’s historic structures, positioning The Lucy as a residential option aligned with Jersey City’s ongoing growth. The project seeks to provide new housing while maintaining a visible connection to the site’s religious and community heritage.

The Lucy is planned as a luxury residential community, supported by a full suite of amenities for residents, though specific features have not been detailed. With the structural frame now complete, construction activity will shift further toward exterior and interior build-out, as well as restoration work on the historic components of the property. The development team has set delivery for 2028, targeting completion and opening of the apartments and amenity spaces at that time.

As The Lucy advances toward completion, it adds to the pipeline of new multifamily inventory in Jersey City while also representing a preservation-minded approach to new construction on a historically significant site.
