AT&T has agreed to a five-year extension of its retail lease at 3 Times Square, according to landlord Rudin. The telecommunications company will continue to operate a 6,623-square-foot store in the Times Square corridor, maintaining its presence in one of the area's heavily trafficked retail locations.
The leased premises include a ground-floor storefront on Seventh Avenue between 42nd and 43rd Streets, as well as additional lower-level space. The extension keeps AT&T in place at a prominent high-street corner in Times Square, where the building has served as a retail and office destination since its original opening in 2001.
The lease renewal follows another recent retail commitment at the property. Rudin previously signed a lease with global jewelry brand Pandora, which is slated to open at street level at 3 Times Square later this year. The addition of Pandora will further activate the ground-floor retail component along the Seventh Avenue frontage.
Kevin Daly, vice president of commercial leasing at Rudin, said that Times Square remains one of the world's most dynamic and heavily trafficked retail corridors and that AT&T's renewed commitment at 3 Times Square reinforces the property's position within that environment. His comments emphasize the ongoing draw of the Times Square district for retailers seeking visibility and consistent foot traffic.
Rudin was represented in-house on the AT&T lease extension by Daly and Craig Panzirer, senior vice president and head of office leasing. AT&T was represented by Loren Baron of CBRE. The in-house and third-party representation reflects active leasing engagement on both the landlord and tenant sides for this transaction.
Rudin and its joint venture partner Thomson Reuters recently completed an extensive capital improvement program at 3 Times Square. While specific upgrade details were not disclosed, the work followed the building's original 2001 opening and positions the property with refreshed common areas and systems to support both office and retail tenants. The combination of a major capital program, AT&T's renewed lease term, and the upcoming Pandora store underscores continued leasing momentum at the property's street-level and lower-level retail space.
