A 100,000-square-foot HQ lease into a CBD South Class A midrise underscores tenant preference for amenitized, centrally located office even as broader demand remains selective.

SolarWinds has committed to a 100,000-square-foot lease at Zilker Point, a midrise Class A office building in Austin. The technology company will relocate its global headquarters to the property from its current Austin office, consolidating a significant portion of its local footprint into the new space. The lease accounts for just over half of Zilker Point’s approximately 195,000 square feet of office area, marking a substantial single-tenant commitment for the asset’s ownership, Generation Commercial Properties.

The relocation will shift SolarWinds’ headquarters operations into CBD South, where Zilker Point is described as offering downtown-quality office space. The move-in is expected in fall 2027, aligning the company’s long-term occupancy plans with the building’s positioning in a central, amenity-rich district. SolarWinds currently has more than 400 employees working in Austin, indicating that the new headquarters will serve a sizable local workforce.

On the tenant side, JLL represented SolarWinds in the leasing transaction. The brokerage team consisted of Russell Young and Mallory Lewis, who acted on behalf of the company in negotiating the headquarters relocation. Ownership was represented by AQUILA Commercial, with Managing Principals Bart Matheney and Chad Barrett leading the assignment for Generation Commercial Properties. The dual-agency representation underscores the involvement of national and local brokerage platforms in Austin’s Class A office leasing activity.

Zilker Point’s amenity package is oriented toward employee experience and access to the surrounding urban environment. The property features an expansive rooftop garden that provides views of downtown Austin and the Hill Country, aiming to capitalize on the site’s outlooks and outdoor space. Interior offerings include a fitness center with showers and lockers, giving tenants on-site wellness and commuting support. The building also houses a rotating art gallery featuring local artists, reinforcing a connection to the broader Austin creative community.

At street level, Zilker Point incorporates a ground-floor courtyard along with retail and restaurant space, designed to activate the base of the building and give tenants immediate access to food, beverage, and gathering options. Its CBD South location is highlighted for providing convenient connectivity to West Austin and Lady Bird Lake, situating the asset within a walkable, centrally located office corridor. In bringing its global headquarters to this environment, SolarWinds is aligning its workplace strategy with a modern, amenitized downtown-adjacent setting.
