CRE Market Beat Take
United’s multi-billion-dollar Terminal B program and large-format club and concessions footprint underscore durable on-airport demand for hospitality, food-and-beverage and retail space tied to hub carrier activity.

United has opened the new Terminal B North Concourse at George Bush Intercontinental Airport (IAH), marking a major milestone in the airline’s $2.6 billion Terminal B Transformation Program. The three-level facility totals 765,000 square feet and is designed to handle 22 mainline aircraft gates, significantly expanding the terminal’s capacity for larger aircraft and higher passenger throughput.

The upgraded North Concourse is positioned as the centerpiece of the broader Terminal B initiative, which focuses on modernizing the passenger experience and improving operational efficiency. The new facility’s three-level configuration is intended to streamline aircraft boarding and deplaning while supporting expanded customer amenities throughout the concourse.

As part of the overall Terminal B improvements, United has also enhanced the South Concourse. Those upgrades include accommodations for larger regional aircraft, additional jet bridge access and a series of customer-focused enhancements. The combined work on the North and South concourses is aimed at supporting United’s current and future flight activity at IAH and improving connectivity across its network.

A key feature within Terminal B North is a 54,000-square-foot United Club, which the airline describes as the largest club of any carrier in the Americas. The club provides seating for 800 people, an outdoor terrace and panoramic views of the airfield, adding a large-format lounge component to the terminal’s hospitality and passenger service offerings.

The North Concourse also introduces an expanded lineup of retail, concession and restaurant options, with a mix that includes several Houston-based brands. Travelers will see concepts such as B&B Butchers & Restaurant, Rosie Cannonball, Pizaro’s Pizza, Blood Bros. BBQ, Katz Coffee and Blue Bell Creameries, reflecting local food and beverage representation within the terminal environment.

United reports that it is the largest airline in Houston, with more than 14,000 employees and approximately 500 daily departures from the city. Since 2015, the airline has invested more than $3.5 billion in Houston’s airport infrastructure, with the Terminal B Transformation Program representing a substantial portion of its recent capital commitments at IAH.
