This sale-leaseback highlights how experiential operators are using ground-lease capital to both term out bridge exposure and recycle equity into project completion. For investors, it underscores ongoing demand from net lease REITs to underwrite mission-critical entertainment assets in growth markets like the Dallas-Fort Worth area.

Venu Holding Corporation has completed a $60 million sale-leaseback of the land underneath its Sunset Amphitheater and the adjacent parking garage in McKinney, Texas. The ground-lease transaction was executed with STORE Capital, a real estate investment trust, providing Venu with fresh capital tied directly to its McKinney entertainment complex.

Sunset Amphitheater at McKinney is planned as a 20,000-capacity live entertainment venue positioned to serve the broader Dallas-Fort Worth market. Designed as a multi-season facility, the amphitheater is expected to open in the first quarter of 2027, adding new large-format event capacity to the region.

Venu intends to allocate a portion of the sale-leaseback proceeds to retire approximately $20 million of bridge financing previously provided by Ryan. The remainder of the capital is expected to support the build-out and completion of Sunset Amphitheater at McKinney, aligning the land monetization with project delivery.

The company describes Sunset Amphitheater at McKinney as part of a growing national platform of live performance venues. VENU currently operates locations in Colorado Springs, Colorado, and Gainesville, Georgia. In addition, the firm has multiple projects under development across the country, including sites in Broken Arrow, Oklahoma; Houston, Frisco, and El Paso, Texas; and Chattanooga, Tennessee.

VENU highlights a financing strategy that incorporates fractional ownership, public-private partnerships, sale-leaseback structures, and C-PACE financing. By combining these tools, the company aims to pursue capital-efficient expansion, particularly in markets it characterizes as underserved from a live entertainment infrastructure perspective.

The McKinney sale-leaseback with STORE Capital fits within that broader approach, turning the land interest under the amphitheater and parking asset into long-term capital while preserving operational control of the venue through a lease structure. The transaction underscores Venu’s ongoing effort to match real estate financing solutions with its rollout of new amphitheater projects across multiple states.
