Greenberg Gibbons has announced that Trader Joe’s and Onelife Fitness will join Midtown64, a planned $500 million mixed-use destination in Richmond, Virginia. The 46-acre project is positioned at the intersection of West Broad Street and Interstate 64, a high-traffic corridor that connects regional commuters, residents, and visitors. The addition of a specialty grocer and a fitness concept establishes two significant daily-use draws for the planned community.
The first phase of Midtown64, which includes the project’s retail component, is expected to be completed in 2028. As part of this phase, Trader Joe’s and Onelife Fitness are slated to anchor up to 130,000 square feet of retail, restaurant, and entertainment space. Their presence is intended to support a broader mix of commercial offerings within the development, serving both on-site residents and the surrounding trade area.
Eric Walter, president of Greenberg Gibbons, described the vision for Midtown64 as creating a vibrant, welcoming destination that integrates into people’s daily routines. He noted that bringing in Trader Joe’s and Onelife Fitness offers the community two highly sought-after options for shopping, working out, and spending leisure time. The curated tenant mix around these anchors is expected to shape the project’s identity as a regional node for lifestyle-oriented uses.
Beyond the retail program, plans for Midtown64 call for up to 300,000 square feet of office space, indicating a meaningful office component alongside the convenience and lifestyle retail. The development is also programmed for nearly 1,000 apartments and 194 for-sale townhomes, signaling a substantial residential footprint that will help support on-site retail demand. A hotel is also planned, adding a hospitality element that can capture both business and leisure travel tied to the broader Richmond market.
With its scale, mix of uses, and regional location at West Broad Street and Interstate 64, Midtown64 is positioned as a long-term, phased development that blends retail, office, residential, and hospitality. The involvement of nationally recognized brands such as Trader Joe’s and Onelife Fitness provides early visibility for the project as it advances toward its initial 2028 retail delivery target.
