Pearlmark has completed a $19.9 million debt investment supporting the acquisition of The Bridges of Cabarrus, a garden-style multifamily community in Kannapolis, North Carolina. The financing backs a 144-unit property that is organized across seven three-story residential buildings, providing scale within a single, contained community. The closing represents a new loan on an existing asset rather than a ground-up development, with capital specifically aligned to an acquisition strategy.
The debt investment was originated and structured on behalf of Pearlmark Realty Senior Mortgage Partners I, L.P., a vehicle focused on senior mortgage opportunities. While specific loan terms were not disclosed, the transaction aligns with the fund’s mandate to provide mortgage financing on income-producing real estate. By using a fund platform to originate and structure the deal, Pearlmark is operating as a capital provider rather than as the purchaser of the real estate.
The Bridges of Cabarrus was acquired by ESJ Capital Partners, a vertically integrated real estate investment firm. ESJ Capital Partners concentrates on middle-market real estate investments and, according to the firm, has completed more than 50 realized transactions totaling in excess of $280 million in equity. The acquisition of this property adds a garden-style multifamily asset to ESJ Capital Partners’ portfolio, with Pearlmark’s loan capitalizing the purchase.
The multifamily community offers a set of on-site amenities intended to support resident lifestyle and retention. The Bridges at Cabarrus includes a clubhouse, fitness center and swimming pool, along with 294 parking spaces serving the 144 residential units. These physical features, while not described in detail, position the property within the conventional garden-style segment, with amenities that support day-to-day convenience and recreation for residents.
The property is located in Cabarrus County, roughly 25 miles from Uptown Charlotte, giving it access to a broad regional employment base. The submarket is described as benefiting from proximity to several demand drivers, including Atrium Health Cabarrus, Eli Lilly’s manufacturing facility, the Red Bull/Rauch manufacturing campus, the NC Research Campus and an Amazon fulfillment center. These institutional, research, industrial and logistics users form a diversified set of nearby employers, which can support renter demand for housing within commuting distance of these facilities.
By closing this financing for The Bridges of Cabarrus, Pearlmark has deployed capital into an established multifamily community in a location characterized by multiple employment anchors. ESJ Capital Partners’ role as the buyer and Pearlmark’s role as the senior mortgage capital provider reflect a traditional separation between ownership and lending, with the property positioned to serve residents drawn by the employment and institutional presence in and around Cabarrus County. The transaction illustrates the ongoing use of fund-based mortgage platforms to support acquisitions in the middle-market multifamily segment.
