Hillpointe has acquired a 32.5-acre site at 18610 Wedge Parkway in South Reno, where it plans to develop a 358-home rental community known as Pointe Grand Cape at Southport. The project will introduce a mix of apartment units and townhomes to the area, with a single cohesive community design and a branded identity.
The development program calls for 268 two-bedroom, two-bathroom apartments distributed across 12 residential buildings. In addition to the apartment component, the community will include 90 built-to-rent three-bedroom, two-and-a-half-bathroom townhomes. Each of the townhomes is planned with an attached two-car garage, providing residents with direct-access parking and additional storage space as part of the rental offering.
Pointe Grand Cape at Southport is planned with a range of shared amenities. The community will feature a clubhouse intended to serve as a central gathering point for residents, as well as a resort-style pool and hot tub. Fitness is a key element of the plan, supported by a fully equipped fitness center. The site plan also incorporates dedicated outdoor recreation features, including a dog park and a pickleball court.
The location in South Reno places the project within a short drive of area retail and services. According to the project details, the community will be approximately five to 10 minutes from The Summit Reno, described as one of the region’s primary shopping, dining and lifestyle destinations. This proximity is expected to give residents convenient access to a wide range of amenities outside the property.
Site work is scheduled to proceed in multiple phases. Grading at Pointe Grand Cape at Southport is expected to begin in the fourth quarter of 2026, with full site work planned to start in December 2026. Vertical construction is anticipated to follow in March 2027 as building activity moves out of the initial infrastructure phase and into the residential structures.
The delivery timeline for the community includes staged openings. First residential deliveries are projected for January 2028, allowing initial occupancy ahead of full completion. The overall development is slated to reach completion in April 2028, at which point all planned units and amenities are expected to be finished.
In the land transaction for the South Reno site, Hillpointe was represented by Ryan Kruger of Land Advisors Organization. No additional terms of the acquisition were disclosed in the available information.
