JLL has arranged the sale of Hilliard Rome Commons, a fully leased power center in Hilliard, Ohio, for $20.55 million. The 106,922-square-foot retail property is located at 1710 Hilliard Rome Road and is described as a key shopping destination for residents across the western Columbus metropolitan area.
JLL represented the seller, RCG Ventures, LLC, in the transaction, while CASTO acquired the center. The deal underscores ongoing investor interest in stabilized retail assets with strong occupancy and recognizable national brands. JLLs Capital Markets team on the assignment was led by Managing Director Michael Nieder and Director Brian Page.
Developed in 2002, Hilliard Rome Commons is a 100% occupied retail center with a tenant lineup anchored by Burlington, HomeGoods, Ulta Beauty, pOpshelf and Buffalo Wild Wings. The property also includes a separately parceled Bank of America outparcel, which provides distinct ownership flexibility for that component of the site.
Beyond its anchors, the center is described as having a diverse mix of complementary retailers, restaurants and service-oriented tenants. According to JLL, this mix supports both daily-needs spending and discretionary shopping, reinforcing the center as a repeat-visit destination for surrounding neighborhoods and the broader western Columbus metro area.
The existing tenant roster is backed by long-standing relationships and a track record of leasing momentum at the property. This history of stable occupancy and leasing performance appears to have been an important factor for capital targeting the asset, given the current focus on durable cash flow in the retail segment.
Nieder noted that investors were attracted to the combination of a fully leased center, a lineup of nationally recognized tenants, and the flexibility provided by the separately parceled Bank of America outparcel. That combination of stable income, brand-name tenancy and structural optionality helped differentiate Hilliard Rome Commons in the market and supported execution of the sale.
