CRE Market Beat Take
High occupancy at 10 Grand Central, supported by multiple new leases, underscores ongoing tenant demand for amenity-rich office product in the Grand Central submarket.

Marx Realty has completed two additional leasing transactions at 10 Grand Central, further strengthening occupancy at the hospitality-focused office tower in the Grand Central neighborhood. The latest commitments come from Brenton Point and Cornerstone, expanding the building’s roster of corporate occupants and underscoring ongoing tenant interest in the property.

Brenton Point has signed for 9,000 square feet on the 24th floor, taking space on one of the tower’s upper levels. Cornerstone has committed to 5,000 square feet on the second floor, adding another professional services tenant to the lower office floors. Together, the two leases represent 14,000 square feet of new leasing activity at 10 Grand Central.

According to Marx Realty, the tower is described as a hospitality-infused office environment, with an emphasis on design, service, and amenity offerings. The company positions the property as providing a “beautiful experience” for occupants, combining thoughtful design elements, highly personalized service, and a broad array of hospitality-inspired amenities intended to support corporate users and their employees.

Craig Deitelzweig, CEO of Marx Realty, noted that the new tenant commitments reflect the range of top-of-the-line companies choosing to locate at 10 Grand Central. He emphasized that both Brenton Point and Cornerstone are expected to benefit from the building’s curated environment and service-driven approach, and he expressed enthusiasm about welcoming both firms to the property.

Leasing representation on the tenant side involved multiple professionals from CBRE. Cornerstone was represented by Josh Pernice of CBRE, while Brenton Point was represented by CBRE brokers Owen Reda and Gary Davies. On the ownership side, a JLL team represented Marx Realty in the negotiations, with Mitchell Konsker, Thomas Schwartz, Carlee Palmer, and Margaux Kelleher acting on behalf of the landlord.

Following these transactions, 10 Grand Central is now reported to be 98% occupied. The high occupancy level highlights the building’s ability to attract and retain tenants seeking a hospitality-influenced office experience in the Grand Central neighborhood. While specific lease economics and terms were not disclosed, the additions of Brenton Point and Cornerstone further solidify the tower’s tenant base and indicate continued leasing momentum at the property.
