Sky Equity Taps Douglas Elliman for Sales at Upper East Side Luxury Condos
CRE Market Beat Take
Formalizing an exclusive sales team as pre-sales begin indicates sponsor focus on execution and absorption risk management for upper-tier condo product on the Upper East Side.

Sky Equity Group has engaged Douglas Elliman Development Marketing as the exclusive sales and marketing agent for 260 East 72nd, a new luxury condominium property on Manhattan’s Upper East Side. The New York City-based real estate development firm, founded by Simon Dushinsky, is bringing the for-sale residential project to market at the corner of Second Avenue and East 72nd Street, a high-profile intersection within the neighborhood.

The condominium will comprise 60 for-sale residences, with home layouts ranging from two to five bedrooms. Positioned as a luxury offering, the building is designed to appeal to buyers seeking larger-format residences in an established Upper East Side location. The appointment of a dedicated new development sales and marketing platform signals that Sky Equity Group is moving into the active sellout phase for the property.

Douglas Elliman Development Marketing has assembled a dedicated on-site sales team for 260 East 72nd. The firm has named luxury residential broker Maya Kadouri as Director of Sales for the project. She will be joined by Barbara Russo, serving as Senior Sales Associate, and Gezelle Javaheri, serving as Sales Agent. Together, the trio will be responsible for executing the sales strategy and managing buyer engagement as the marketing campaign advances.

The 20-story building was designed by Peter Pennoyer Architects. According to the developer, the architectural concept is intended to connect with the established character of the Upper East Side while accommodating how residents live today and in the future. The structure topped out in June, marking a key construction milestone, and has since received Offering Plan approval, which enables formal pre-sales activity to begin.

With Offering Plan approval now in place, pre-sales are underway ahead of an official sales launch planned for later in the fall season. The combination of a recently topped-out structure, approvals secured, and a named sales team suggests that 260 East 72nd is transitioning from pure development to active marketing and buyer outreach. While specific pricing, amenity, and delivery details were not disclosed, the focus on larger, luxury condominium residences aligns the project with the Upper East Side’s established position as a core high-end residential submarket within Manhattan.

Commenting on the strategy for the building, Simon Dushinsky said that the goal for 260 East 72nd was to create a property rooted in the architectural character of the Upper East Side while being designed for how people want to live today and in the years ahead. He added that Kadouri, Russo, and Javaheri understand the local market and have the relationships and experience to represent a development of this caliber on behalf of Sky Equity Group.
