CRE Market Beat Take
User acquisition of a long-occupied warehouse underscores how some industrial occupiers are turning to ownership to stabilize operating costs in key logistics corridors.

Gavigan’s Furniture has completed the acquisition of a warehouse property at 700 Evelyn Avenue in Maryland, purchasing the 177,536-square-foot facility for $17.75 million. The industrial building, located in the Linthicum section of Anne Arundel County, has long supported the company’s operations and will now transition from a leased facility to an owner-occupied asset.

According to the parties involved, Gavigan’s Furniture had occupied 700 Evelyn Avenue for more than a decade as a tenant prior to the transaction. The property has been used to house the company’s warehouse functions as well as its administrative offices, making it a critical component of its operating platform. With the purchase, the company is shifting from tenant to owner-occupant, solidifying control over a facility that already serves as a core operations hub.

The buyer was represented in the transaction by Matthew Curran, SIOR, and Andrew Meeder, SIOR, both Senior Vice Presidents and Principals at MacKenzie Commercial Real Estate Services, LLC. Their brokerage team advised Gavigan’s Furniture on the acquisition of the property, which had previously been leased by the company. No information on the seller or any financing details was disclosed in the source material.

MacKenzie’s Curran noted that the move from leasehold to ownership enables Gavigan’s Furniture to better manage its long-term occupancy profile. He stated that the acquisition is expected to give the company greater control over its operating and occupancy costs, while also establishing a platform that can support future expansion. The remarks underscore the strategic importance of the building to the company’s ongoing and prospective business needs.

The warehouse, built in 1968 and also known as the Commerce Corporation Building, offers a distribution-oriented layout and loading infrastructure. On-site features include 25 loading docks and nine drive-in bays, as well as a second-level office component that supports administrative and office functions. These characteristics align the facility with both storage and office requirements under one roof.

The site benefits from transportation connectivity, sitting directly adjacent to Interstates 695 and 895. It is also located near BWI Airport and the Port of Baltimore, providing access to regional and broader distribution channels. While additional transaction terms and future plans for the property were not detailed, the acquisition secures the long-term control of a sizable industrial asset for Gavigan’s Furniture in a well-connected logistics corridor of Anne Arundel County.
