Owner-occupier investment in upgrading industrial space into a custom headquarters highlights durable demand for specialized industrial assets in the Phoenix metro. The additional manufacturing lease underscores the value of flexible industrial capacity tied to data center and semiconductor supply chains.

The Nox Group has acquired a 128,000-square-foot industrial building with plans to convert the property into its new corporate headquarters. According to the Phoenix Business Journal, the company intends to undertake a significant upgrade program at the facility, with an estimated $30 million in improvements targeted to support its growing operations.

Nox Group focuses on three primary verticals: data centers, water treatment plants and semiconductor-related work. In Arizona, the company counts Microsoft, QTS Data Centers and Intel Corp. among its largest customers. The planned headquarters conversion signals the firm’s continued expansion in these infrastructure-heavy sectors and its long-term commitment to the region.

The new headquarters will be located at 1255 W. Washington St. within The Arroyo complex in Tempe. The building is being repositioned from an industrial space into a modern corporate hub tailored to Nox’s operational and employee needs. In addition to the headquarters acquisition, Nox has also secured 98,000 square feet of manufacturing space through a lease at 1330 W. Warner in Tempe, providing additional capacity to support its projects and specialized production requirements.

The renovation scope at the future headquarters includes substantial building systems and structural upgrades. Planned work calls for new plumbing lines, installation of a new roof and reinforced concrete throughout the facility. These improvements are designed to modernize the building’s infrastructure and accommodate the technical and operational demands of Nox’s business lines, particularly in sectors such as data centers and semiconductor-related projects.

Nox is also incorporating a range of employee-focused amenities into the redeveloped headquarters. The plans call for a pickleball court, wellness rooms and a patio, features intended to enhance on-site experience and support workforce well-being. These program elements reflect a broader trend of integrating lifestyle and wellness features into industrial and office-adjacent environments to aid in recruitment and retention.

Architecture and design responsibilities for the project have been awarded to Gensler. The firm is leading the renovation effort, which is expected to be completed by the summer of 2027. Once finished, the converted facility at The Arroyo complex will serve as Nox Group’s central base of operations, bringing together its corporate functions in a single, upgraded location while the separate manufacturing space on W. Warner supports its production and project-delivery activities.

Nox Group’s reported $1 billion in revenue last year underscores the scale at which the company is operating as it invests in this new headquarters and additional manufacturing footprint in Tempe. The combination of a substantial capital improvement program, specialized infrastructure upgrades and long-term occupancy plans positions the properties at 1255 W. Washington St. and 1330 W. Warner as key components of the company’s regional platform.
