Finmarc Management, Inc. has finalized the sale of a two-building industrial property at 7419 Lindberg Drive in the Gaithersburg area of Montgomery County, Maryland. The disposition was completed for $10.2 million and includes both built space and industrial outdoor storage, positioning the site for immediate use by an owner-occupier buyer.

The transaction covers a portfolio totaling just under 46,000 square feet of industrial space across two separate buildings, along with 20,000 square feet of industrial outdoor storage land. The property configuration combines traditional flex and warehouse functionality with dedicated storage, offering a range of operational options for the new owner.

The buyer, National Technology Integrators, is a Rockville, Maryland-based design-build contractor. According to the parties involved in the transaction, National Technology Integrators plans to occupy the site, transitioning the complex from fully vacant to single-user occupancy. The firm is expected to utilize both the main industrial building and the companion storage building in support of its design-build operations.

The larger of the two structures is a 31,526-square-foot flex/warehouse building designed to accommodate a range of industrial and light-distribution uses. The building features 23-foot clear heights, three drive-in doors, and four loading docks, supporting both dock-high and drive-in loading needs. A separate 14,483-square-foot storage building on the site expands the complex’s overall storage and operational capacity.

Delivered in 1986, both buildings were completely vacant at the time of sale. The combination of vacancy, flexible industrial design, and dedicated outdoor storage land made the property suitable for an owner-user seeking to consolidate operations under one roof with room for equipment and material staging.

On the capital markets side of the transaction, KLNB’s Ken Fellows, Rob Pugh, and Lucas Glaeser represented the seller, Finmarc Management, Inc. JLL’s Dan Coats represented the buyer, National Technology Integrators. The representation roles underscore the involvement of regional brokerage firms with industrial expertise in Montgomery County.

Legal services for Finmarc were provided by Aaron Rosenfeld of Kelley Drye & Warren LLP, who advised the seller through the sale process. With the closing complete, National Technology Integrators will transition the property from a fully vacant, investor-owned asset to an owner-occupied industrial facility in the Gaithersburg submarket.
