A nine-figure trade for a recently built, full-continuum senior community underscores ongoing investor appetite for scaled, operator-anchored platforms in this segment.

Janus Living has acquired Harmony at Greensboro, a senior living community in Greensboro, in a transaction valued at $123.5 million. The property totals 174 units on 6.65 acres at 3420 Whitehurst Road and offers a mix of independent living, assisted living and memory care accommodations, along with onsite rehabilitation services.

The community comprises a 193,673-square-foot facility programmed with 95 independent living units, 48 assisted living units and 34 memory care beds. Residential offerings span different levels of care, positioning the asset to serve seniors with varying support needs within a single campus environment.

Smith/Packett, the seller in the transaction, owns and operates the Harmony-branded portfolio and will continue to operate Harmony at Greensboro following the sale. The company previously invested $38 million in the center, which began construction in 2018 and opened in March 2020. The continuity of operations under Smith/Packett maintains the existing operating platform at the property while introducing new ownership capital through Janus Living.

The Greensboro community marks Janus Living’s first senior living asset in North Carolina. The company now extends its footprint into the state as part of a broader platform that includes 42 communities across 11 states. The acquisition adds a recently delivered, full-service senior living property to Janus Living’s portfolio, anchored by a diversified unit mix and purpose-built design.

Smith/Packett maintains a strong regional presence in the area through its Harmony-branded communities. In addition to Harmony at Greensboro, the company owns Harmony at Brookberry Farm in nearby Winston-Salem. It is also developing Harmony of Kernersville, a planned 90-bed community scheduled to open in early 2028, further expanding its senior housing pipeline in the region.

The sale of Harmony at Greensboro aligns an experienced regional operator with a growing multi-state owner, pairing long-term operating expertise with institutional-scale ownership. With a recent construction vintage, substantial square footage and a range of care levels under one roof, the property stands as a significant senior housing investment in the Greensboro market.
