The scale of Presidio Manvel alongside Manvel Town Center signals a rapidly forming retail and healthcare node, which could reshape tenant competition and rent dynamics along Highway 288.

Tharaldson Investors is advancing plans for a large-scale mixed-use project in Manvel that would combine a regional retail destination with a major healthcare facility. The proposed development, known as Presidio Manvel, is slated to feature a roughly 1 million-square-foot shopping center designed to accommodate a mix of retail and restaurant tenants alongside a significant medical campus.

According to reporting cited from the Houston Business Journal, Tharaldson has lined up national retailers Target and Kroger as anchor tenants for the retail component of the project. The broader merchandising plan calls for multiple additional food and beverage operators, fitness users and other retail concepts, creating a multi-tenant environment intended to draw consistent customer traffic.

On the healthcare side, the plans call for MD Anderson Cancer Center to develop a 50-acre campus at Presidio Manvel. The cancer center is described as a $931 million project and is expected to total approximately 1 million square feet of space delivered in two phases. The staged build-out is intended to support MD Anderson’s expansion while allowing the campus to scale services over time.

Tharaldson Investors is not pursuing the project alone. The firm is partnering with United Commercial Development on the venture, aligning a repeat hotel developer in the market with a commercial development partner to execute the Presidio Manvel plan. Marketing efforts for the property are being led by Steve Williamson with Transwestern, who is handling outreach to prospective tenants.

The Presidio Manvel site is positioned across Highway 288 from another significant retail project currently under development, the 273-acre Manvel Town Center. That project, by Weitzman, is anchored by H-E-B and Lowe’s, underscoring the scale of new retail investment underway in the immediate trade area. The proximity of these two large retail destinations signals a growing concentration of commercial activity along the Highway 288 corridor in Manvel.

Tharaldson Investors brings prior experience in the area, having developed a number of hotels in the local market. The Presidio Manvel initiative further extends the firm’s footprint beyond hospitality into a large-format retail and healthcare-oriented development, with anchors and a health system partner already identified. Specific timelines for construction commencement, delivery and lease-up were not disclosed in the available information.
