A single large lease driving Travelers Tower II to near-full occupancy underscores investor interest in well-leased Class A suburban towers even as broader office demand remains uneven.

Newmark has arranged a 157,642-square-foot office lease at Travelers Tower II, a 13-story Class A building in Southfield, Michigan. The transaction marks one of the larger recent commitments at the complex and underscores ongoing activity in the Southfield office market.

Newmark Executive Managing Director Daniel Canvasser and Managing Director J.P. Champine represented the landlord, Time Equities, Inc., in the lease negotiations. The tenant was represented by JLL, with AJ Weiner and Dave MacDonald leading the assignment on the occupier side.

Canvasser described the lease as a meaningful commitment both to Travelers Tower II and to the broader Southfield office market, highlighting its scale within the property. The deal further establishes the role of Travelers Tower II as a key multi-tenant office destination in the area.

Travelers Towers is composed of two interconnected office buildings with a combined total of 810,460 square feet. The complex is situated on a 21-acre site and is supported by a multi-level parking structure as well as additional surface parking, providing substantial on-site parking capacity for tenants and visitors.

The tenant roster at Travelers Towers includes a mix of nationally recognized and global companies such as Lucid Motors, R1, MetLife, Willis Towers Watson, RXO, and S&P. This mix of corporate users reflects the property’s position as a hub for large office occupiers seeking Class A space in Southfield.

Aaron Moore, Asset Manager at Time Equities, noted that securing a lease of roughly 157,000 square feet reinforces the strength of the corporate community at the complex. He added that welcoming a tenant of this scale complements the existing tenant mix and brings Travelers Tower II to near-full occupancy.

The combination of a sizable new lease, a diversified tenant base, and a large, interconnected office footprint positions Travelers Towers as a prominent suburban office asset within the Southfield market. The latest transaction signals continued tenant commitment to high-quality office space at the property.
