VAC Development has started construction on The Cliff, a $100 million redevelopment of a 10-acre, 100,000-square-foot office property in the Green Valley Ranch area. The project marks a significant repositioning of an existing office asset into a destination focused on retail, lifestyle and entertainment uses.
The new phase of work follows a transaction completed at the end of August, when a joint venture led by VAC Development acquired and recapitalized the property. CAST Capital Partners remains in the deal as a partner alongside VAC Development. With capital in place, construction officially commenced on September 1, setting the stage for a multi-year transformation of the site.
The Cliff is already building a tenant roster that spans home furnishings, fitness concepts, food and beverage, and specialty retail. Newly signed tenants include Visual Comfort, Pvolve and BODYROK, which are joining a lineup that had previously been announced. Those earlier commitments include Arhaus, The Taco Stand, Lyte House, The Barista Botanist and Killer Whale Creamery, indicating a curated mix of lifestyle and dining offerings.
Ownership is targeting delivery to tenants in the second quarter of 2027, providing a clear timeline for the redevelopment. As construction progresses, the project is expected to transition from its legacy office configuration into an activated environment centered on experiential retail and entertainment. The mix of brands and concepts reflects a strategy aimed at driving both daytime and evening traffic once the property is fully delivered.
A key feature of The Cliff is its entertainment component, which is planned to host live performances by bands and DJs, as well as comedy and karaoke programming. The plan also extends to expanded outdoor events, including car shows, seasonal markets and arts and crafts fairs. According to the ownership group, this approach is designed to allow for recurring events and flexible programming that go beyond what is typically offered at a traditional retail center, positioning The Cliff as an event-oriented destination within Green Valley Ranch.
