Partners Capital has acquired the Highway 6 Retail Portfolio, a three-property collection of neighborhood shopping centers totaling 116,143 square feet in northwest Houston, TX. The centers are located near the intersection of Highway 6 and U.S. Highway 290, a retail corridor in the northwest portion of the city.
The Highway 6 Retail Portfolio includes Town Square Shopping Center, The Exchange Shopping Center, and Boardwalk Shopping Center. All three are multi-tenant neighborhood retail centers positioned in close proximity to one another along Highway 6, forming a concentrated cluster of community-serving retail.
This transaction represents the third acquisition completed by Partners Capital through its Opportunity Fund VI. It is also the second retail asset acquired by the fund, underscoring that neighborhood shopping centers are part of the vehicle’s investment focus alongside other commercial property types.
The seller of the Highway 6 Retail Portfolio was the David Weekley family. JLL represented the seller in the transaction, with John Indelli and Zamar Salas serving as the brokers on the assignment.
The Highway 6 acquisition follows Partners Capital’s recent purchase of Colonnade of McAllen, a fully occupied, 41,041-square-foot neighborhood retail center in McAllen. That earlier transaction added another Texas retail asset to the firm’s portfolio and preceded the Highway 6 portfolio closing.
Opportunity Fund VI’s first transaction was the acquisition of Powers Ferry Business Park, a 261,949-square-foot flex and service center located in the Cumberland/Galleria submarket of northwest Atlanta. With that deal and the subsequent Texas retail acquisitions, the fund now holds a mix of retail and flex/service assets across multiple markets.
Partners Capital makes Opportunity Fund VI and its other investment offerings available exclusively to qualified investors through Partners Finance. The firm’s capital-raising and investment platform is therefore targeted toward investors that meet established qualification thresholds while providing exposure to multi-tenant neighborhood retail and related commercial properties.
