PAULS has acquired Regency Plaza, a 15-story Class A office tower totaling 335,908 square feet in the Denver Tech Center. The property, located at 4643 South Ulster Street, was purchased from Granite Properties and represents a return to the asset for PAULS, which previously owned the building. The transaction underscores ongoing investor interest in well-leased, amenitized office product within established suburban business districts.

Newmark represented Granite Properties in the sale, with Tim Richey and Jack Richey leading the assignment for the seller. On the financing side, the acquisition was capitalized with fixed-rate debt provided by Collegiate Peaks Bank, a division of Glacier Bank. While financial terms were not disclosed, the presence of bank balance-sheet financing highlights lender engagement for stabilized, institutionally positioned office towers.

Regency Plaza is currently 83% leased, with more than 176,000 square feet of new leasing activity completed since early 2024. This recent leasing volume signals sustained tenant demand at the building, even as office fundamentals remain mixed in many markets. The combination of occupancy, recent lease-up, and Class A positioning appears to have supported both the sale and the accompanying debt placement.

Originally constructed in 1985, Regency Plaza underwent a repositioning in 2020. The modernization program delivered updates including a renovated lobby, an outdoor plaza, a fitness center, a training facility, and an on-site restaurant and market. These upgrades align the property with current tenant expectations for amenities and workplace experience, supporting both retention and new leasing efforts.

Colliers will continue to oversee leasing at the property following the change in ownership. The Colliers team of Abby Pattillo and Robert Whittelsey will remain in place on the assignment, providing continuity for existing tenants and prospects. Their ongoing role suggests that the new owner will maintain the current leasing strategy while benefiting from the building’s recent improvement and leasing momentum.

With an established tenant roster, significant recent leasing activity, and modernized common areas and amenities, Regency Plaza remains a notable Class A office asset within the Denver Tech Center. The combination of institutional sponsorship on both the buyer and seller sides, along with bank-provided fixed-rate financing, positions the tower as a stabilized, income-producing asset in a key suburban office submarket.
