The fully furnished, short-term-rental-focused Nexo Residences illustrates how condo formats are being structured to function as institutional-style hospitality assets with third-party management. Fortune International Group and Blue Road have completed Nexo Residences, a 16-story short-term rental condominium project in North Miami Beach. The property has been built by KAST Construction and is preparing to welcome its first owners and guests, signaling its transition from construction to active operation.

The condominium is located at 13899 Biscayne Blvd. and comprises 254 residential units. All units are delivered fully furnished, aligning the building with a turnkey model that allows owners and guests to occupy or rent the residences without additional fit-out. The project is designed to accommodate a range of household sizes and stay types through a mix of layouts.

Nexo Residences offers studio through three-bedroom condominium floorplans, along with a collection of three- and four-bedroom townhomes. According to the developers, the residential offerings span from 531 square feet to 2,438 interior square feet. This range of unit sizes provides options for both smaller, short-stay users and larger groups seeking more space in a townhome configuration.

Owners at Nexo will be able to leverage the property’s short-term rental flexibility through AvantStay, described as a hospitality management company and technology platform. AvantStay’s broader portfolio includes 2,700 short-term rental properties across 65 markets, and at Nexo the company will provide management support tailored to short-term stays. An on-site hospitality team will oversee guest services, including check-ins, check-outs and housekeeping on behalf of owners, aiming to streamline operations for those using the units as rental investments or part-time residences.

The amenity program at Nexo Residences is structured to support both work and leisure use. The building features a three-story arrival lobby and a two-story tech hub with coworking spaces, designed to give residents and guests areas for remote work and social interaction. A luxury pool deck and jacuzzi, along with three fully equipped summer kitchens, provide outdoor recreation and gathering spaces. The fitness offering includes a dedicated facility with a yoga studio and a virtual trainer component. At the top of the building, a rooftop observatory deck is designed to capture unobstructed views to the south, further rounding out the onsite experience.
