A major health system directly acquiring an on-campus medical office portfolio reinforces the bid from investment-grade hospital owners for strategically located healthcare real estate, offering a clear exit path for institutional value-add capital in similar settings.

Newmark has arranged the sale of the Willow Oaks Medical Campus in Fairfax, Virginia, a two-building medical office portfolio that traded for $97.5 million. The campus totals 382,850 square feet across buildings at 8260 and 8280 Willow Oaks Corporate Drive and is fully dedicated to medical office use.

Inova Health System, which carries a Moody’s Aa2 credit rating, acquired the Willow Oaks Medical Campus from Stockdale Capital Partners. Newmark acted on behalf of the seller, with the assignment led by U.S. Medical Office Capital Markets Co-Heads Ben Appel, Jay Miele and Justin Shepherd. They were joined by Head of Healthcare Debt John Nero, Senior Managing Director Michael Greeley and Associate Directors Ron Ott, while D.C.-area capital markets Executive Managing Directors Jud Ryan and James Cassidy supported the transaction.

Each of the two medical office buildings in the portfolio spans approximately 188,000 square feet. In recent years, the properties have undergone multi-million-dollar capital investment initiatives. These upgrades have targeted tenant spaces, common areas and on-site amenities, positioning the assets as modern medical office facilities within the regional healthcare ecosystem.

The Willow Oaks Medical Campus is located in the Merrifield submarket of Fairfax. The properties sit adjacent to Inova’s headquarters and Inova Fairfax Hospital, tying the campus directly into one of the area’s major healthcare hubs. The location offers connectivity to the Capital Beltway, enhancing regional access for patients, providers and staff traveling to and from the campus.

The portfolio also benefits from proximity to the Dunn Loring-Merrifield Metro station, providing a transit option for users of the campus. In addition, the properties are near Tysons, Washington, D.C. and the Mosaic District. Mosaic is described as a major mixed-use destination featuring retail, dining and entertainment, adding a lifestyle and amenity component to the surrounding area that supports both employees and visitors to the medical campus.

The Newmark-led sale of Willow Oaks Medical Campus highlights the continued institutional participation in purpose-built medical office assets in established healthcare nodes. With a significant recent capital investment program and adjacency to a major hospital and health system headquarters, the portfolio represents a scaled medical office campus integrated into a broader regional healthcare and mixed-use environment.
