Seefried Industrial Properties is moving forward with a major industrial redevelopment in Des Plaines, Illinois, where demolition has been completed and vertical construction is underway for a new three-building project totaling 520,000 square feet. The site, encompassing approximately 35 acres, sits at the northeast corner of Algonquin Road and Mount Prospect Road in the O’Hare submarket, a location long associated with airport-proximate logistics and distribution activity.
The redevelopment replaces three functionally obsolete office buildings with a modern industrial park designed to meet current Class A standards. Seefried is reconfiguring the property into three distinct facilities, planned at 106,000 square feet, 152,000 square feet, and 260,000 square feet. According to Seefried’s Doug Houser, the project is intended to deliver best-in-class industrial space in an area characterized in the announcement as supply-constrained.
Premier Design + Build Group has been engaged as the general contractor for the undertaking, overseeing construction across the full program. Civil engineering services are being provided by SPACECO, while Harris Architects is responsible for the architectural design of the three new buildings. Together, the project team is tasked with converting a legacy office site into a contemporary industrial environment suited to modern user requirements.
Leasing and marketing efforts for the redevelopment are being led by a CBRE team that includes Jason Lev, Jimmy Kowalczyk, and John Suerth. The group is charged with positioning the three buildings to prospective tenants as construction advances. The property is being marketed as a new Class A industrial option in the O’Hare submarket, which is known for proximity to air cargo, regional highways, and a broad industrial user base.
Delivery of the project is anticipated in the second quarter of 2027, providing a defined timeline for when tenants can expect space to become available. With demolition work now complete and construction in progress, Seefried’s redevelopment marks a notable conversion of older office product into new industrial capacity within the Des Plaines portion of the O’Hare industrial corridor.
