Orbital, an AI platform focused on real estate legal work, has signed an 11,185-square-foot office lease at 40 W. 25th St. in Manhattan’s Flatiron District. The deal gives the company a full-floor presence on the sixth level of the 12-story property and establishes the location as Orbital’s New York City headquarters.
The company is relocating from a temporary shared office into its own dedicated space, reflecting the need for a larger and more permanent base as its business scales. The Flatiron District address will serve as Orbital’s flagship East Coast location within its broader footprint, which also includes offices in London and Los Angeles.
According to the company, the new headquarters is intended to function as more than a traditional workplace, with a focus on providing space for teams to build together, collaborate with customers and partners, and deepen relationships across the U.S. real estate market. The move aligns with Orbital’s strategy of expanding its presence in major global real estate hubs.
Orbital’s growth trajectory has been supported by venture backing from JLL Spark, the corporate venture arm of JLL. JLL Spark was an early investor in the company and participated in Orbital’s $60 million Series B funding round announced in January. That capital raise is contributing to the company’s U.S. expansion and broader adoption of its technology across the real estate transaction ecosystem.
On the leasing side, JLL Vice Chairman Evan Margolin and Managing Director Valentin Stobetsky represented Orbital in the transaction. The landlord, Kaufman Investments, was represented by the Kaufman Leasing Company’s Grant Greenspan and Michael Kaufman. Terms of the lease, including duration and rental rate, were not disclosed.
